Salisbury, MD, January 2026- Matthew Trader of Rinnier Development Company recently brokered the relocation of LensCrafters, a national eyewear retailer, from the Centre at Salisbury Mall to the Salisbury Plaza, formerly home to Mattress Warehouse, located at 2630 N. Salisbury Blvd.
Trader, who led the negotiations, said tenant durability and long-term viability were a central part of the deal
“My primary focus when advising clients on retail leasing is identifying tenants that are positioned not only to thrive, but to survive in today’s evolving retail landscape,” Trader said. “In my view, LensCrafters stands out for its durability, as the core clinical and service components of eye care are difficult to replicate online.”
From an investment perspective, Trader noted the strength of the tenant’s credit profile and the impact the relocation has on the asset.
“Luxottica/LensCrafters is among the strongest credit tenants in the net lease space,” he said. “From a cap-rate standpoint, their presence materially enhances Salisbury Plaza’s long-term value. Transactions like this typically require months of strategic planning and patience to structure correctly.”
The relocation provides LensCrafters with significantly increased visibility, improved access, and a state-of-the-art design to support modern clinical operations and an enhanced customer experience.
“In my opinion, this location was selected to support how the brand operates today and positions them for the future,” Trader said. “From access and convenience, to layout and technology, the new location is going to be incredible. It will also allow them to keep evolving how they serve their customers.”
The North Salisbury Boulevard corridor has increasingly attracted national retailers seeking newer construction, stronger traffic patterns, and sites capable of supporting contemporary retail and service uses.
In addition, 1,500 square feet of adjacent retail space remains available at Salisbury Plaza. Trader said the space would be well-suited for a quick-service restaurant or café that could benefit from the daily foot traffic generated by LensCrafters, nearby retailers, and store employees.
“We’re focused on complementing LensCrafters with another well-branded concept,” Trader said. “A food or beverage operator would smash it here, as they would benefit from the consistent traffic and built-in customer base the site provides. It's a Walk Off Home-Run waiting to happen”
The transaction is just another example of Trader’s established record of securing strong credit tenants that deliver long-term value and financial stability.
