EASTON, MD, DECEMBER 2020- Matthew Trader of Rinnier Development Company recently closed on a massive, 35,000 sqaure feet lease deal to bring Big Lots to the Tred Avon Square shopping center located on Marlboro Road in Easton, MD. Big Lots, who was represented by Shary Thur of Thur & Associates, will be backfilling the unit historically occupied by Peebles and more recently Gordmans. Gordmans had just filled the vacancy left behind by Peebles when the Pandemic hit and caused them to close. The owners of Tred Avon Square, like many landlords around the country, were about to be left with a huge void. Then Trader made a phone call to Big Lots' Broker, Shary Thur and together, they were able to negotiate a deal to quickly fill the space with Big Lots before a 25% vacancy was left at the center. SALISBURY, MD, May 2020- Matthew Trader and Blair Rinnier of Rinnier Development Company just closed on the sale of a CVS store located at 1910 Crain Highway in Bowie, MD. The property traded for $9,550,000 with Rinnier representing the buyer and Trader representing the seller.
This deal marks the second time that Trader has sold this CVS property. The first time was to a Salisbury Investor for $9M. Trader then found an opportunity through Rinnier, who was working with an investor out of Manhattan, to resell his client’s asset for incredible value. In the process, Trader made his client over a half million dollars, in a short period of time, while Rinnier was able to find his client a perfect match for a unique 1031 exchange situation.
Both Rinnier and Trader worked through many hurdles to complete this complex deal in the middle of a global pandemic, no less. At 187,000 square feet, it is the largest open-air shopping center traded in Wicomico County history, making it one of the most historic deals ever completed in the county. SALISBURY, MD, JULY 2016- Matthew Trader of Rinnier Development Company recently sold the CVS store located at 1910 Crain Highway in Bowie, MD for nine million dollars to Center Square LLC, who are investors out of Salisbury, MD. Trader orchestrated the deal by first selling the Center Square Shopping Center located on North Route 13 in Salisbury, MD; an asset previously owned by Center Square LLC. The sale of that shopping center needed to be completed in order for the Salisbury investors to be able to purchase the CVS in Bowie. After closing on the Center Square property, Center Square LLC then entered into a 1031 Exchange to acquire the CVS store they had been targeting, at which time, they used Trader to assist them in the process. Trader was used to negotiate the deal terms necessary to complete the transaction within the confines of the 1031 requirements. He also worked extensively with the lender, attorneys and the CVS seller's representatives in order to keep the very time sensitive deal on track to close on time. In the end, Trader was able to turn one of his client's older assets into a top-tier investment opportunity stabilizibed by one of the world's most coveted tenants (CVS). Together, both the CVS and Center Square transactions resulted in a total deal value of over ten million dollars. Your Pie will become Salisbury's first fast casual Pizza Restaurant when it opens later this year. The regional pizza chain will be positioned next to Regal Cinemas in the east end cap of the theatre area strip center, located on the outside of the mall. Your Pie is most widely known for its customizable 10 inch pizzas, but also offers build-your-own panini sandwiches and bread bowl salads. Your Pie uses brick ovens to cook pizzas at a high temperature for a short amount of time. In addition to gourmet Pizza and Paninis, Your Pie will have over twenty craft beers on tap and select wines.
The Your Pie experience begins by selecting which hand-tossed dough will be used for their customized pizza. Following the down-the-line concept, customers then select which homemade sauce to put on the dough, and then choose which all-natural cheese will go on the pizza. Your Pie offers 35 ingredients to top pizzas with before the creation is popped in the oven to be cooked.
